Bathroom and shower room waterproofing | Vannitoaremont 24

Vannitoaremont 24 does waterproofing in bathrooms, shower rooms, saunas and toilets in Tallinn and Harju County: with a two-layer liquid membrane that is applied to the floor and walls, a reinforcing strip in each inner corner and around the pipe passage, and a hermetic connection of the floor drain, which is tested with water before tiling.

the same team handles waterproofing and tiling, so there is no later dispute about whose work caused the leak. By the end of 2025, this team had applied the membrane to 8,706 square metres.

Bathroom waterproofing services

Waterproofing in the bathrooms of apartment buildings and private houses consists of four works at Vannitoaremont 24: waterproofing of the shower room, floor and walls, and waterproofing repair.

  • An installer rolls a grey waterproofing layer onto the floor in metre-wide strips, overlapping each previous strip by 10 centimetres.

    Shower room waterproofing

The waterproofing of the shower room covers the floor and walls of the shower area up to two metres high with a liquid membrane, which is applied in two layers so that the second layer is perpendicular to the first.

Vannitoaremont 24 leaves a drying time of 4 hours between the two layers, because the second layer applied to the wet layer does not remain a separate protective layer, but has to merge with the first into one uninterrupted surface.

  • An installer spreads grey waterproofing compound across the floor with a filling knife. The customer receives the technical data sheet for the membrane used in the patch repair.

    Waterproofing repairs

Waterproofing repair restores a damaged section of membrane around a floor drain or in a wall-floor corner where the old membrane has been scratched, without disassembling the entire bathroom.

Vannitoaremont 24 makes a repair patch with the same two-layer membrane and reinforcement strip that we use to build a new bathroom.

  • An installer uses a long-handled roller to apply dark waterproofing to the floor. The two membrane coats have different shades so any exposed patches of the lower coat are easy to see.

    Floor waterproofing

The waterproofing of the floor requires a tight covering of the bottom of the slope and around the drain, because that is where the water collects before the drainage outlet and stays longer than elsewhere on the floor.

Vannitoaremont 24 applies a separate reinforcing strip to the junction of the floor drain and the floor membrane before the floor membrane, because this junction is the weakest point of the bathroom floor.

  • An installer applies dark waterproofing to the floor. Moisture-resistant plasterboard also needs a membrane in splash zones because it is not waterproof.

    Wall waterproofing

The waterproofing of the walls reaches a height of two metres in the corner shower enclosure and 30 centimetres above the floor surface in the rest of the bathroom, as the water splashes higher along the wall at the washing point.

Vannitoaremont 24 uses the same polymer mixture on the walls and floor, which comes in 15-kilogram buckets, so the joint between the two surfaces is made of the same material and is uninterrupted.

Waterproofing prices

The price of the waterproofing is calculated per square metre based on the area of the surface and whether the membrane is used as an individual job of the old bathroom or as part of a complete renovation. A site visit and a written quote are made free of charge.

ServicePrice
Waterproofing in two layersalates 13 € /m²
Waterproofing repair, local patchalates 180 €
Hermetic connection of the drain to the membranealates 45 € /tk
Moisture before tilingalates 35 €
Installation of the reinforcing strip in the inner corners and on the grommetsalates 60 € /ruum

What affects the price:

  • the size and height of the surface where the membrane extends on the wall
  • does the underlying surface need to be leveled before or is it already smooth
  • the number of pipe and drain penetrations, each requiring separate reinforcing tape
  • whether the membrane is done as an individual job or as part of a larger repair, the payment is received in three parts: 30 percent at the start, 50 percent after tiling and 20 percent at handover
  • travel costs on each day of work outside of Tallinn is 0.92 euros per kilometer between our Tallinn city centre office and the property

How Long Does Waterproofing Take?

Waterproofing a normal five square meter shower room in two layers takes a total of 2 working days: on the first day the first layer is applied and after 4 hours the second layer is applied perpendicular to the first, on the second day the membrane dries and the drain receives a water test.

Before tiling, the membrane dries for 24 hours, because the tiler loads the surface immediately after applying the adhesive, and an air bubble remains under the tile on the unhardened membrane, which later breaks the tile apart.

The installation of the local cloth around the drain takes 3 hours and dries in the same way for 24 hours before the drain is loaded with water again. In the wooden house of Kalamaja, where the ceiling under the bathroom has a wooden beam, we measure the deflection of the beam before the membrane, and on a floor that springs more than 2 millimetres under load, we add a support boom between the beams, because the moving base tears the membrane apart. By the end of 2025, 187 patches have been made, and the average area of one improved area is 1.2 square metres.

The waterproofing enquiry is answered within the same working day, and the membrane work will start within 15 working days of the agreement. As part of a larger bathroom construction, waterproofing begins after the plumbing and electrical work is completed, as the membrane covers all the conduits already in place.

An installer brushes grey waterproofing onto a shower corner wall. Red and blue caps mark the hot and cold pipe ends while the membrane is applied, preventing the mixer connections from being swapped.
A round floor drain surrounded by dark grey membrane and white reinforcement strips after old tiles have been removed; a blue bucket and roller sit on protective sheeting. The old tile is cut out along the grout joints to preserve neighbouring intact tiles.

Floor drain waterproofing repair in a Lilleküla apartment

Owner: Ene P., apartment in a small apartment building in Lilleküla. Location: Near Löwenruh Park, Kristiine. Job number: 1619.

Site visit. The downstairs neighbour had a stain on the ceiling above the floor drain, our surveyor found a crack in the old membrane at the junction of the floor drain and the floor, and the quote came with a 2 business day schedule.

Preparation and membrane application. The floor of the doorway and the corridor was covered with a protective film, and 1.2 square metres of old tile came off around the floor drain. A moisture test showed dry concrete. The cloth with the reinforcement strip was applied around the drain in 3 hours and the drain was hermetically connected to the membrane.

Floor Drain water test and photos. The cloth received a water test after 24 hours of drying, the membrane was photographed before tiling, and the area around the floor drain was re-tiled in an area of 1.2 square metres.

Repair price: €302 including VAT: waterproofing repair, i.e. local patch 1 × €180 = €180, hermetic connection of the floor drain with the membrane 1 pc × €45 = €45, moisture test before tiling 1 × €35 = €35 and tiling work 1.2 m² × €35 = €42. The membrane material and tiles are added to the labor price, and Kristiine's property has no travel costs.

Duration of repair: 2 working days in 2024, including removal of the old tile and 1 patch, and 1 day of water testing and tiling after 24 hours of drying.

Finished room: The joint between the floor drain and the floor is waterproof under the new cloth, and the warranty covers it for 3 years.

How we work

From the site visit to the water test in three benches.

  1. 1. Site visit and riser inspection

At the site visit, we measure the floor and walls, check the drain position and slope, and count pipe and cable penetrations that need reinforcing tape. The quote schedules substrate levelling, both membrane layers and drying time. In a panel building, our surveyor also opens the riser hatch and records its condition.

  2. 2. Prepare the surface and apply membrane

We cover the doorway and the floor with a protective film, and in the area to be repaired we remove the old tile and plaster. The dismantled tile and construction waste go into a construction-waste bag standing by the property, which is driven away by a truck with a forklift. The first layer of membrane is then applied, and after four hours of drying, the second layer is applied perpendicular to the first, with a reinforcing strip in each inner corner and around the grommet.

  3. 3. Drain water test and wall photos

Before tiling, we cover the drain with water and make sure that the water runs down the slope evenly. Before tiling begins, we photograph the membrane for each wall separately, and the customer receives the wall photos together with the warranty document. In the same warranty document, there is a 3-year warranty for the waterproofing. By the end of 2025, the drain water test had been taken on 1,038 traps.

Choosing waterproofing materials

The shape of the surface, the number of corners and the type of subfloor decide whether we use a liquid membrane, a cement-based mixture or a combination of both.

Liquid membrane for floors and walls

The liquid membrane is a polymer mixture with rubber particles that is applied with a roller or brush and dries to a flexible rubber-like layer. A total of 1.6 kilograms of mixture is required for two layers per square meter, and the material is suitable for both floors and walls, as it remains flexible even after drying and withstands slight movement of the house. By the end of 2025, 13,930 kilograms or 929 buckets of this mixture had been consumed.

Cement-based waterproofing for corners

The cement-based waterproofing mixture is two-component, powder plus liquid, and is particularly suitable for wall-floor corners and around floor drain, where the underlying surface is not completely smooth. The mixture fills smaller irregularities even before the reinforcement strip is installed, and there is no air pocket in the corner that the liquid membrane cannot fill alone.

Reinforcement tape and corner profiles

The reinforcement strip is a 12 centimeter wide fabric tape that is pressed into the wet membrane with 6 centimetres left on either side of the corner, and another layer of membrane is applied to cover the strip. We put the strip in the inner corner and the preformed corner profile in the outer corner, because the strip rises on the sharp outer corner.

Frequently Asked Questions

How is Waterproofing Applied?

The membrane is applied in two layers, and the second layer goes perpendicular to the first, so that the layer rolled in the cross direction covers the thinnest parts of the first layer. There is a drying time of 4 hours between layers, and the entire surface dries for 24 hours before tiling.

How High to the Wall Does the Membrane Reach?

In the corner shower enclosure, the membrane reaches a height of two metres, for the rest of the bathroom walls, 30 centimetres above the floor is sufficient. A higher coverage is necessary exactly where the water splashes up the wall during washing.

Is the joint itself not sufficient waterproofing?

No, grout is a porous material designed to cover the tile gap, not hold back water. Waterproofing is a separate continuous layer behind the tile and the joint that stops moisture seeping through the joint.

What happens if tiling starts too soon?

The adhesive of the board placed on the unhardened membrane does not adhere to the membrane and air remains under the tile. Such a tile will break away from the edges over time, and the repair means removing the tile, not just renewing the joint.

How Much Does Waterproofing Cost Per Square Meter?

Waterproofing in two layers costs from 13 euros per square meter. The waterproofing work of a five square meter shower room therefore costs from 65 euros, the installation of a reinforcing strip costs from 60 euros per room, and the membrane material is added to the price of the work.

Is Membrane Still Necessary in the Bathroom of an Old Panel Building?

Yes. The concrete floor tile of the panel building itself does not allow moisture to pass through, the risk point is the passage of floor drain and pipes, where water moves down to the neighbour's ceiling, not to your own floor. Membraan katab just need liitekohad, mida betoonplaat üksi ei kata.

How Long Does the Membrane Need to Dry Before Tiling?

The membrane dries for 24 hours before tiling. Lokaalne paranduslapp saab samuti 24 tundi kuivamisaega ja alles siis koormatakse parandatud kohta veega.

Which areas do you cover for waterproofing?

We use the membrane in bathrooms all over Tallinn, Lasnamäe and Mustamäe panel houses to Kalamaja and Kadriorg wooden houses, and in Maardu, Viimsi, Saue, Keila and Rae parishes in Harju County.
